Trash Receptacles/Pet Clean-up Reminder

It is the obligation that each Homeowner in our Community is adhering to the Declaration of Covenants, Conditions and Restrictions (DCC&R’s), set forth in Windhaven Crossing Townhome Owner’s Association, Inc. documents. Our Community is striving to continue to be a beautiful place in which to reside harmoniously with our neighbors. We are all bound to conform to the Articles of our Covenants.
It has been brought to our attention; the need to remind Residents of the community’s Trash Disposal & Pet Rules and Regulations:
Article 2 Section 2.2 (e) states:
1. No more than three (3) domesticated household pets are permitted in any Residence with a weight of less than sixty (60) pounds. Pets weighing over sixty (60) pounds is limited to two (2) per household.
2. Pets shall not be permitted to run free through the Property.
3. *Owners are responsible for cleaning up waste behind their pets and pets must be leashed at all times when in the Common Areas or while walking your pet within the community. *
4. *Owners must clean up pet waste after their pets at all times and shall keep pets on a leash whenever outside the confines of the home or a fenced yard, if applicable. *
*Note: The Board of Directors shall have the right to require upon written request the removal of any pet that becomes a nuisance, is allowed to run free or is considered to be dangerous. Please remember that violations and fines may be levied against any owner if they are not willing to Comply with the rules and regulations of the community. *
Article 2 Section 2.2 (g) states:
1. Containers for trash, garbage and other waste shall be screened from view in accordance to Section 3.4(e)(4) hereof at all times except such containers may be brought to the curbside or other designated pick-up area with respect to a Lot twenty-four (24) hours in advance of scheduled pick-up and such containers must be returned to the screened area within twenty-four (24) hours after the scheduled pick-up time.
2. Green waste must be bundled and tied or placed in the appropriate green waste bags per the City ordinance.
Article 3 Section 3.4(e)(4)
1. Trash Containers: All trash containers belonging to a specific residence shall be screened from view from Streets, except during the period commencing 24 hours prior to scheduled pick-up and ending 24 hours after scheduled pick-up as permitted under Section 2.2(g) hereof.
