Complying With Community Rules

It is the obligation of each Owner and Resident in our Community to adhere to the Declaration of Covenants, Conditions and Restrictions (DCC&R’s), set forth in Windhaven Crossing Townhome Owner’s Association, Inc. Governing Documents. Our community continually strives to be a beautiful place in which to reside and in order to succeed in this endeavor, we all must conform to the DCC&R’s as well as all rules and regulations for the community.
It has come to our attention that certain violations of the rules have been increasing in occurrence throughout the community, therefore, we would like to take this opportunity to remind you that all Owners and Residents are required to abide by the rules and regulations of the Association. Failure to comply results in notices of violation and if not cured, fines and possible suspension of amenity privileges. To avoid notice and penalty, please ensure you are complying with the Association’s rules and regulations.
Most common recurring violations:
1. Trash Containers
2. Pets/Picking up after pet
3. Improper storage
4. General Nuisance
5. Damage/ Destruction to Property
6. Unauthorized/Unregistered/Inoperable vehicles/Parking - (Parking in Alleyways prohibited)
As a reminder below are the Pet Rules and Regulations:
1. No more than three (3) domesticated household pets are permitted in any Residence with a weight of less than sixty (60) pounds. Pets weighing over sixty (60) pounds is limited to two (2) per household.
2. Pets shall not be permitted to run free through the Property.
3. Owners must clean up pet waste after their pets at all times and shall keep pets on a leash whenever outside the confines of the home or a fenced yard, if applicable.
