IMPORTANT INFORMATION - Seasonal HVAC preventive maintenance check

This is a courtesy reminder that Owners should complete essential maintenance and/or routine checkups on your HVAC system. Preventive maintenance can go a long way in preventing costly repairs. A properly running HVAC system is essential to year-round comfort, extending the life of your HVAC system, and ensuring proper operation of all vents, ducts, and systems. With the recent storms and high winds, a periodic check of your HVAC system located in the attic of each home is recommended to ensure no vents or ducts were loosened due to high impact winds to the exposed portions of vents or ducts. HVAC ducts are passages used in heating and cooling to distribute fresh air and filter out stale air and proper working vents are essential for eliminating odors, moisture, airborne particles and bacteria and other harmful environmental dangers. PLEASE BE SURE YOUR DUCTS AND VENTS ARE IN PROPER WORKING ORDER.

Please be sure to arrange for inspection of your HVAC system to ensure proper working order. If vents or pipes in your attic need repair, please be sure to photograph before proceeding with the repairs and keep the old parts. Submit pictures/HVAC report & invoice to property management via email at canderson@essexhoa.com and crissy@essexhoa.com. Old parts will be collected later.

*All submissions received will be sent to the insurance company to determine if any coverage or reimbursement is warranted. If an Owner is noticing interior or exterior damages believed to be caused by the March 2nd storm, please notify your property manager Cinnamon Anderson right away and include as many photos and other pertinent information as possible so we may inquire of the carrier on coverage options, if available. Please note, damage reports must be submitted by Thursday, April 20th.*

Inspections of reported damages will be inspected from the insurance carrier at a later time.
Roof & exterior inspections are currently underway. Once the insurance claim has been settled, repairs will be scheduled.
